WHY GET AN APPRAISAL?

Purchasing a Home?

One of the most importate issues involved with the purchase of real estate is establishing the current market value.  A professional appraisal report, completed by a designated member of the AIC, can provide you with an objective third party opinion of value.  For the small price of this service you can give yourself "peace of mind" on a property your are considering placing an offer to purchase on.

Refinance or Home Equity Loan

For consolidation of bills or to make use of the equity in your home, you will require a new mortgage policy which could result in the ordering of a property appraisal.

Selling your Real Estate?

If your are looking to sell your home privately or through a real estate agent, a property appraisal can help you make an educated decision.  With all of the steps involved in real estate transactions often establishing the listing / asking price can be the most important.  A property appraisal can be completed as a guide to fair market value as well as a marketing tool for any potential buyers.

Estate, Power of Sale or Inheritance?

Often when a property asset is in the estate of a deceased party, the remaining parties will have to come to an agreement on how to deal with it.  A property appraisal can give the parties the ability to come to an equitable arrangement based on fair market value.  Which can also be completed based on a retrospective date.  This can alleviate some of the disputes that can occur.

Relocation?

We understand the stess involved with an employee relocation.  That is why we try to establish the most convenient appointment times.  The proves can involve a more through inspection, in which we make every effort to help point out key attrubutes the client should consider when selling their home.

Home Improvements or Renovations?

Whether your are looking at selling your home or simply trying to get the most from your renovation dollars an appraisal can establish market value.  The preparation of an appraisal report involves researching a broad range of home sales in comparision to your property.  This information can be invaluable for pin pointing key renovations that have led to the highest sale results for other properties!
